we meet with you, we will do a thorough market analysis of your property,
checking recent sales of similar properties and the current competition
in the area. We will also pull up recent expired listings in the area,
so you know the price range at which houses are not selling. When
we meet, we will look through your home carefully to determine what
adds and subtracts value.
After
looking over your property and discussing with you your opinion of
the property and your goals for selling your property and purchasing
a new home, we will give you an honest assessment of the price range
your home should be listed in. This does not necessarily mean we will
tell you exactly what you want to hear. We won't just quote a high
number to get the listing, if we know the house won't sell at that
price. We would be doing you a major disservice that could ultimately
cost you a lot of money. Houses that are overpriced when they first
go on the market, frequently sell for less than the neighborhood average.
The opportunity to sell during the initial period of excitement has
been lost, and buyers will think there's something wrong with a property
if it's been on the market for a while.
