The listing agent and buyers agent work independently from each other
(by law in Maryland) and only the Broker (the top licensee in the
company) represents both parties. If we sell your property ourselves,
we will continue to represent your interests. We are obligated to
be fair and honest with any buyer, but we would be helping you in
any negotiations and would keep confidential any information which
affects negotiations.
Should
I Be There When Buyers Look at the House?
In
most cases, no. The agent showing the property can get any information
the buyer may need from the listing agent. You are far more likely
to say something that will hurt your negotiations, than you are to
say something that will help you. Statements that can seem friendly
and innocent could cost you thousands of dollars. When we are working
together, we will also counsel you on how to handle questions and
difficult situations.
Will
You Pay The Same Commission To ALL Cooperating Agents?
Yes!
There are agents that will not do this. Agents may offer different
commissions to agents that represent a buyer, than they pay to a seller's
agent, who is considered to be representing the seller. We believe
in encouraging ALL agents to show your property, no matter what capacity
they are working in. When we meet with you, we will explain in detail
how this works and why this is so important.
Will
You Pre-Qualify Buyers Before Bringing Them Through The House?
We
personally will not bring a buyer through any house without at least
pre-qualifying them, and hopefully getting them pre-approved. Our
expectation is that other agents would do the same, but a listing
agent does not have any control over what agents do in that situation.
