need to look at the entire picture when they are selling their house.
A seller could save money on the sale of their property, and lose
more money on the purchase of their next property because things aren't
timed right. They could save money on the commission and lose more
money on the sale price. Our marketing plan encompasses a broad-based
strategy designed to leave you with the most money possible when all
is said and done, and to accomplish this with the least possible inconvenience
and difficulty to the seller.
A
thorough and aggressive marketing plan is critical right from the
start. At our first meeting, we will demonstrate how we will utilize
the Internet to market your property, and show you samples of brochures
and trade publications where your property will be marketed. We will
also explain the steps you will need to take to make our marketing
plan more effective.
The
Internet should be a key part of any marketing strategy. We will place
your property on multiple sites, including the Long & Foster company
site, Craig's List and our individual and team websites. We will also
incorporate print advertising into our website marketing strategy,
so the most possible interested buyers can be directed to detailed
property information, multiple photos, any warranties and disclosures
and a link to the actual listing.
We
are also firm believers in open houses. Open houses bring active buyers
through the house, give other agents an easy opportunity to bring
or send their buyers through and provide a great opportunity for effective
advertising.
In
most cases we will place a brochure box in front of the house AND
keep it supplied with brochures (something simple, but often overlooked).
We will also keep more detailed brochures in the house for buyers
that come through on appointments, included all the forms necessary
to allow someone to quickly and easily put in an offer on a property.
While
its nice for us when we sell our own listing, our goal is to sell
the property PERIOD, for the most money. An important part of our
marketing plan is that we don't do anything that might discourage
other agents from showing or selling the property. For example, a
seller should check the commission their broker is paying to any cooperating
agent. In some cases, listing agents won't offer a commission to an
agent who sells the property without having a contract to represent
the buyer (referred to as sub-agency). This means that agent has NO
incentive to sell that listing, and if it is sold by a sub-agent,
in most cases, the listing agent will pocket the extra money!
