Just a few years ago, houses could be sold with almost no marketing effort at all. Pretty much any agent that got a listing on a halfway decent house would quickly sell that property and even sellers putting their property on the market "For Sale By Owner" had a reasonably good chance of success. While the real estate market in Maryland hasn't collapsed (although in parts of the country it has), the days that a house can be sold without proper marketing are pretty much gone.

In the current market, maximum exposure is critical. The marketing an aggressive real estate team can provide has a much better chance of bringing in multiple buyers that anyone can do on their own. Multiple buyers means more competition for the house, which brings in a higher aprice and will make the house sell more quickly.
