The sale process includes many pitfalls which could be very costly to a buyer (or seller) if they don't have an agent looking out for their best interest and paying careful attention to the transaction.

THE SETTLEMENT

66. Review a copy of the settlement statement prior to settlement to make sure everything is correct.
67. Inform the buyer of how much money they will need to bring to settlement (in the form of a certified check).
68. Arrange and attend a final walk-through of the property to make sure the seller has done everything required under the contract and that no new damage has been done to the property.
69. If any provision of the contract has not been met, discuss with the buyer all their options and work towards the solution most acceptable to the buyer.
70. Remind buyer to switch utilities over into their name as of the date of settlement.
71. Assist the buyer in finding contractors for anything they may want to do to the property after settlement.
72. Attend the settlement or if for any reason we can't, make sure a qualified agent is present.
73. Make sure that any issues that come up at settlement are settled to the buyer's best possible advantage.
74. Request that money be escrowed by the seller for any unfinished repairs or other unresolved contract issues that may subject the buyer to an additional expense.
75. Ensure that any issues left unresolved at settlement are addressed in a timely manner.
